  • A friend of mine who is a senior manager in one of the largest tour operators serving the Caribbean says the closure of so many hotels in Barbados over the years is presenting them with big headaches as they cannot sell packages without hotels. It is also logistically impossible to sell packages using condos or apartments as they would have to deal with many owners in the same development or complex, who each have furnished their units to their own style and to different levels of quality.

Below are the four key questions I asked you, along with a few additional ones. You know very well that any time you and I engage, it is always you who runs away.

    1. What were the NAMES of each of those hotels, the locations and the room stock?

    2. What was the total number of hotels and rooms in Barbados 15 years ago and what are the numbers today?

    3. What were the total number of visitor arrivals to Barbados 15 years ago and what are the numbers today?

    4. And why have you singled out only the past 15 years?

    NEW QUESTIONS

    5. What is the total number of new hotels and room stock OPENED in Barbados over the past 15 years?

    6. What is the total number of hotels and room stock in operation in Barbados at the end of each year over the past 15 years?

    7. If you dare, take the politics out of it, forget the past 15 years and present everything from 1966 to 2008?

    I am 100% confident that you Adrian Loveridge will NEVER answer those questions!

The names and national insurance numbers of the ex employees of those Hotels? When does it stop?And if Mr Chase is trying to make a case …let him go to the trouble of digging up the stats he wants.
    The list of Hotels closed during that time frame is quite an eye opener and nothing Mr Chase can present will deny that they are gone. Gone!

  • 27 (or 28) hotels closing over a period of 15 years is an average of less than 2 hotels per year.

    Hotels, like any other business, will have to face competition and several other factors affecting their operation.

    Old businesses close and new businesses open all the time, whether it is supermarkets, airlines or fruit vendors on Swan St.

    When one listens to the likes of some of these stalwarts of the blp they seem not prepared or willing to accept the blame for the happenings of corruption during the last term in office.

    The sooner they accept their role in the corruption and rape of our islands treasury the sooner they will come to grips with it the better that they will readjust.

    I would agree that tour operators represent only one means by which tourists visit Barbados, but they are important none the less. While a percentage of all the units in new developments (those that are available for short term rental) should count towards our room stock, it is difficult for a tour operator to include these units in their product offer for the reasons previously mentioned. TOs also account for a significant percentage of seats on scheduled airlines, and thus generally help to maintain the level of airlift into Barbados.

    For some unknown reason I have a telephone directory from 1996-97 so I went through it to compare the state of play now with just over a decade ago, about the time when GEMS was coming on stream to revolutionise the South Coast Hotel product.

    Here is what I found as I went through the list alphabetically and inserted what existed then into the current list supplied by Carlos.

    Some of the GONES may be renamed and appear as ADDED. Probably made some errors but it is clear that the two lists are significantly different.

  • I think it is a valid question to ask how much of our hotel room capacity is involved in the list of closed hotels given by Mr Loveridge i.e. total rooms lost.

    And then see what increases we have had from new or expanded hotels/apartments to see the net difference.

    Percentage Occupancy is meaningless (except to individual hotel owners) to the nation as a whole.
    What we need to know is- Are we holding our own in the total number of people coming here, and can we continue to do it (when Cuba comes on stream to the U.S.)?

  • There is more to the west coast than Sandy Lane.
    Altman, Bajan Services and other upscale rental operators have hundreds of properties that rent for more than Sandy Lane per night.
    My point is we need to stop thinking that the west coast has something that the south coast does not.

    Thanks for your list, though the mix of ADDED and GONE verifies what I said before… businesses come and go in every industry.

    One good thing I have realised out of this exchange is the value of keeping every year’s copy of the telephone directory because the yellow page entries are very important records of this country’s economic history. I used to throw them away before… I will start collecting them from now on. Twenty years from now the things we take for granted and throw out without a second thought will be encyclopedias of knowledge and record.

    Main question is who is benefitting from the tourism dollars that are coming in? Or are they, so much of our hotels are owned by foreigners now that the money never touches Bajan shores… All inclusive resorts are keeping the business in house and the smaller men/women on the outside are barely getting through, local vendors on the beaches are being alienated in their own lands, poverty is growing in a country where as Mr Chase is saying the hotels are increasing and more and more tourists are arriving. The population hasnt increased that much, so why are people getting poorer.
    Drugs, Crime, Lawlessness and all kinds of negatives are taking over our Island and everyone is going on in their merry way and not saying a word.

  • The thing is, little of the visitors money ever comes to Barbados.

    Many visitors are on vacation packages (TUI, Air Canada Vacations, Virign Holidays, etc.), so they are paying an overseas operator. The tour operator will remit a discounted amount, and many times to an overseas account, so much of the funds for accommodation never make it to Barbados.

    All-inclusive packages compound that issue.

    Many times the hotel’s local revenue is from Food/Bar service, and those funds are what are used to fund payroll.

    But this is nothing new. The Canadian government built the previous airport with part of the intent for supporting Air Canada Vacations. Vacation Forex remaining overseas has been the case since the 70s.

    Oh, I KNOW that the South Coast is actually much nicer. It is cooler, has more obvious foliage and lovely beaches (if the Government does not impinge on our beach access on the rest as the previous administration allowed at Dover) and has been done at the beach between Pebbles and the Hilton.

    But, I would wish that all those wealthy condos and huge villas stay on the West Coast and leave the South to us bajans.

    Hence, why we need a Land Ownership and Use Legislation immediately, which I have repeatedly called for and the Thompson administration has promised.

    Further as I said before, on an island of 166 square miles, NO ONE needs a house lot greater than 20,000 square feet to build on.

    The only individual property greater than that should be for farming or industrial purposes, which have their places.

    If an individual needs a huge house, build up for square footage.

    Hi guys and gals in the DLP Administration, I know that you follow this blog.

    Please, I ask again and reiterate the importance of the Land Ownership and Use Policy Legislation.

    John notes it as the physical development plan. However, I disagree and see this as a governing document whereas the physical development plan is more of a micro document.

    When visitors come to Barbados they spend money here on goods and services… $$$MILLIONS$$$ every year.

    They catch taxis and buses… they pay.

    They eat food at Oistins and Chefette… they pay.

    They take a ride on a jet-ski or glass-bottomed boat… they pay.

    They make overseas calls or use an internet cafe… they pay.

    They drink Bank Beer and Mount Gay Rum… they pay.

    They shop at Cave Shepherd, Harrisons and the little village shop on the East Coast road… they pay.

    If they choose to perculate with local men and women… they pay.

    They leave Barbados… they pay. (Departure Tax.)

    And for most of the good and services they use, they pay the same VAT like everybody else in Barbados.

    Only you ignorant louts with your empty minds and empty pockets would think otherwise. Free education was wasted on you clowns.

  • In case no one has realised it, Terra is looking to make the South a new West. Go by Margate Gardens in Hastings or behind Hastings Plaza or by Bubba’s. See how many condos are mushrooming and see who’s connected with their creation?

    That’s because the West is already clogged with Schooner Bay, Lime Grove, Apes Hill, Water Hall, or the “trendy/exclusive” (aka – pricey) bars/restaurants that are starting to remove most of the windows to the sea along St James’ coast and parts of St Peter’s western coastline.

    In the mid-90’s we used to get Irish every August, they’d stay at a mid-range south coast establishment, catch ZR, buy a case of Banks, use Chefette. You’d see them all over the place.

    When I am forced to go in the City (avoid for traffic) or when I traverse Hastings, the foreign whites I usually see are expat Canadians, not as much UK.

    If you really wanna see UK expats and visitors, then they’re mostly along the West Coast, and they tend to import their own food. They stray occasionally into Super Centre Sunset Crest.

    Affluent black Barbadians are seldom along the west coast, they are more inland along Holders near Shop Smart or by Queen’s College. For the South, try Graeme Hall or Rendezvous, Elizabeth Drive and Regency Park or Upton near the Gym.

    No. Most of the West Coast is taken up by condo developments, aside from the large acres taken up by individual houses and gardens, including the massive golf course acres.

    Yes, dotted is probably the most applicable word for Barbadian houses in between those acres.

    But, the general view of your perception is wrong, thus before you resort to insult, as I said before which is the refuge of a weak mind and weak argument, try to think a bit.

    As I said, I am quite happy that these developments remain on the West Coast. I expect many developers are looking at the South Coast as the West is so overdeveloped and in may ways, distasteful.

    Now such persons are looking at what they perceive as cheap and as yet to be developed South Coast.

    Reading these blogs about comings and goings of local hotels has been interesting, if for no other reason to remind me of all the lovely places that are no more (Ocean View and Kingsley Club to name only two) . Also Mr Chase’s vituperative commentaries.

    Issue remains that the West Coast has priced itself out of the market of average income earners who nonetheless enjoy their visits to Barbados, too. Why should only multimillionaires enjoy this priviledge?

    Would also dispute the claim that those who travel to Barbados with all-inclusive packages contribute more than the cost of their visit to their resort. I’ve met plenty of people who had an all-inclusive holiday “in Barbados” who never left their west coast resort for a single Banks Beer, let alone spending money for an island tour or Harrison Caves visit, and whose only shopping forays were to the nearest duty free emporium.

    Then there are the rest of us who stay on the south coast in reasonably priced accommodations, rent cars (and buy gas), travel around to the sights of the island (and pay admissions), shop in local shops, eat in a variety of local restaurants every day (with the 15% VAT and 10% service charge) and even, along the way, contribute to local charities collecting outside of grocery stores. On an annual basis rather than most “all-inclusive” visitors who only come down once and go elsewhere for their next holiday.

    I think there’s still room for both types of visitors to Barbados if the South Coast doesn’t turn into another west coast.

    Oh yes, and the last time I drove up the west coast (September 2007) the few “Bajan” homes were completely surrounded by contruction projects. Don’t fool yourselves into thinking other developers aren’t eying those properties too…

  • Foreigners who previously rented homes in Sandy Lane make up a large percentage of the luxury condo owners of today. Instead of coming for 1 week they now come for 10 days a year and the condo stays empty for the remaining 355 thereby employing no one while the houses engage staff of over 6 per house for 365 days per year ( rented or not ). So where, tell me is it more beneficial for the island to encourage condos. I know because I am one of dem foreigners.

  • Next step for the Barbados Hotel Market,
    The Flags (or as some here call them Hotels) will bring to your shores, “Fractional Ownership”…or allowing a purchaser to buy a week or a month…which is a deeded ownership…thus not timeshare.
    Fractional allows the developer to cover the enormous cost of building a Hotel property.

    Barbados should do extremely well in the future as the model mentioned above grows. What Bajans need to do is open up more businesses that will service this new “baby boomer” retiring market and stop just looking at the fact that maids & cooks will only be hired/fired…many opportunities are out there…

    Alone in the UK 70 million baby boomers will retire over the next ten years.

    So don’t cry over the closing of a few Old Hotels…the new Four Seasons is the best development to hit your shores….

    Rather than fighting change…have your Gov control it…so that all win….

But of even greater importance, he should hold his head in shame when talking about Windows to the Sea because he built a mansion right on a window to the sea in Fitts Village. He is a fraud, and is ANYTHING but a Christian.

    This is the report the politicians wave about in Parliament to show how badly or how well the country is doing, …. depending on who is speaking.

    The 2007-2008 telephone directory listing is VERY meaningful. These were all places where were in operation in 2007. The fact that Long Beach Club was demolished “months” ago will also be reflected in its removal from the 2008-2009 telephone directory when that comes out.

    I will certainly trust my telephone book more than I do anything coming from Adrian L.

    How many rooms (GONE and ADDED) does that represent?

    And those properties which closed, what were their occupancy levels like? What level of business were each of them seeing?

    There are too many factors involved to draw conclusions from a simple list as Adrian L would want us to do.

    The bottom line is DOLLARS. A full 5-room hotel will bring in more money than 20 empty 600-room hotels.

    If tourism is our business, we should have more accurate information on exactly how much money it brings into the country each year. It is nonsense to drop a list of 28 hotels which closed over a 15 year period and try to present it as something it is not.

    I certainly agree with CC that businesses open and close all the time, so I don’t see what all the fuss is about given that lengthy 15 year span. The time for concern is when 28 hotels close in one year. Adrian L should also tell us the YEAR when each of those properties closed.

    I often get the impression that some of you here are seclusionists living lonely lives isolated from Bajan society.     The silence and unavailability of cold hard facts speak volumes.

    The simple fact is that there has been a net loss of properties which operate as hotels over the past 10 years.

    There is also the fact that investment has been placed into condos.

    There is also the fact that Minister Lynch promised a report for November last year that would look at the pros and cons of condos.

    Guess the election interrupted him!!

    So no info on condos either!!

    When people are this silent, you can bet something is going wrong.

    Maybe Tourism is NOT our business … who knows, there are no hard data or facts to turn to ….. sure sign something is amiss!!

    I see from the article just published on this blog describing what is happening on Brass Tacks that the lack of information is widespread.

    I’ll see if I can pick up the tail end but I kind of know what is going on and don’t think I will be edified in any way.

    If you read my earlier post, you will realize that I referred to Rev Andrew Hatch and his “window to the sea” in Fitts Village.
    I am well aware of the reasons why he and Andrew (note the similarity in first names)Bynoe turned silent on the whole issue when the BLP ran this country.
    Rev Hatch was asked to chair a committee by Tom Adams and he went silent.Mr Bynoe made a comment to the effect that he had to apply to the Ministry of Finance for licenses for his business.Then he too went silent.
    Neither of them has a moral right to speak to the issue of beach access or windows to the sea.
    By the way, in an earlier post I included Austin Husbands as one of the silent ones. I have been informed that he called Akintolove Corbin on “Tell It Like It Is” on Thursday last and expressed displeasure at the on-going problems with beach access…
    I guess that is a good step, but we still need to hear a bit more from him.
    Hopefully he will not be blinded,like the other two, by party loyalty.

  • Here is a fresh idea off the Mullins Bay blog: Kings Beach owes government half million in land tax. The land is a heritage site because Father Of Independence had a beach house there in the critical 1960s. Why doesn’t government just take it over for the back taxes instead of trying to sell it to condo developers? You could then make it into a national park with a window to the sea and beach access for all.

    That is good idea, but it does appear that sensible approaches in Govenrment have, for a while, been out of the quesiton.

    Hopefully, this administration will differ.

    In terms of Government owned land, condos and windows to the seas, someone still has to explain the development at the site of Dover Convention Centre and whether, how and by what means it has changed hands.

    That alone speaks volumes.

    It was agreed to by the original seller, Widow Herbert and the then purchaser, Cable and Wireless.

    I posted a comment about it back in August or September 2007 on a previous article.

    Guess no one came forward to complain to the High Court so the Covenant got set aside.

    A pity.

    Just so you guys know Royal Pavilion is still operating. And there is a hotel on the same site as Smugglers Cove. Alot of the names of the hotels changed when Management was changed.

    In order to have an accurate list you need to look at the location of the hotels you will see alot of them only changed names.

    In addition to that a number of Villas have sprung up across the island which will also make up for some of the rooms lost.

    It should be noted that hotels close not because of a particular government but because of financial or other difficulties. These are beyond governments control (they are privately owned and run).

    Moreover, some hotels have undergone extensive repairs which means that they have to close. I don’t think that a hotel will still advertise if it is undergoing repairs.

    We know what we have fed into the system, but we don’t know about the programme’s core rules are any more than the professional spammers do. The name of the programme is Askimet, so you might be able to research it for some answers. I understand that it also takes into account your IP and if it is close to one that a professional spammer is using, it flags you as a “possible”, so there is little that we can do about it. I notice that this post wasn’t flagged, so you can see that it is not a wholesale moderation of you or your IP… something must be triggering it.

    Is this all happening from one PC or a number? If possible, try from work and home and keep track of the results. We’re as frustrated sometimes with the anti-spam programme as you are, but we unfortunately need it as we receive over a 1000 spam comments per day!

    I recall in the budget that the requirement to put your property into a rental pool for 3 months of the year in order to obtain some concessions has been dropped – same concessions but no conditions. Will that not encourage condominiumisation further?

    I dont understand the motivation behind such a policy shift – do you?

  • I run into this blog accidentally. To me it looks like you are all locals and more or less involved in politics or private affairs.
    You are disputeing about hotels gone or new, in local hands or foreign.
    Something must be wrong in Barbados. If you like it or not, slavery is gone, sugar cane is gone, you live with and/or from tourism and too many hotels heve been closed down, whatever reason. Since years I have a close look on hotelroom prices all over the Caribbean. Barbados has been turned to be expensive, normal tourists safe money over a long time to come. Don´t wonder if they go to other islands. Don´t spoil your future. Let the Rich and Pretty stay and give the “poor tourist” a chance.
